Cold calling is essential to the realtor’s job, and being skilled at it can be the difference between success and failure. Having a clear and effective plan for cold calling is vital, and this plan should include having scripts and practicing them regularly.

1. Key Points

When you are cold calling, you should have a script that clearly outlines the key points you want to communicate to your prospects. Your cold calling script should be concise and organized, explaining what you want to accomplish with your call, the value you are offering and the next steps you would like the prospect to take. It should explain who you are and what company you work with, not just why you’re calling, to create an immediate connection with the person you’re talking to.

2. Practice

In addition to having a script, practicing it several times to perfect it before you start making calls is essential. Knowing what you will say and how you deliver it should make you more confident and will help you provide a more effective sales pitch. An excellent way to practice is to record yourself reading the script and practicing it until you feel comfortable with it.

3. Providing Value

When you start making your calls, be sure to focus on providing value to your prospects. Every conversation should be more than just a sales pitch; it should give the prospect helpful information to help them make the best decision for their needs. Avoid simply “reading” your script and instead use it as a guide and tailor the conversation to what’s suitable for the person you’re talking to.

You must be prepared for any questions a prospect may have. Researching your market and keeping up-to-date with the latest trends can be a great way to ensure you have the answers your prospects are looking for.
