Documents You Need When Listing Your Home!

A LOT of paperwork is required when selling a home. That is why it is preferable to work with an industry professional who can advise you on all of the documents that you will require. Please keep in mind that paperwork varies by state and county.

 

 

The following is a list of documents you should have when listing your home for sale.

1. Listing Agreement

This agreement grants the real estate agent the exclusive right to sell your home within a specified timeframe and to market it for sale. Additionally, you will grant the agent access to the listing’s material, which may include copyrighted images, text, videos, and other features, according to the National Association of Realtors®.

2. Proposed Marketing Plan

It will be stated in the proposed marketing plan all the necessary steps as to how the agent will promote and market your property to attract buyers and help you get top dollar for your home. 

3. Comparative Market Analysis

Your realtor will give you a comparative market analysis of the homes in your neighborhood that are now for sale, in the middle of a transaction, and recently sold. This will guide you in setting your home’s pricing. Finding comps is essential for determining the price of your home. It helps you understand what a similar property to yours in your area sold for. And with their information, you can accurately price your home. Potential buyers look at comps to see what they should expect to submit for an offer, if you price your home way above the comps, potential buyers may not even consider seeing your home. Getting comps sets everyone’s expectations with the data they provide.

 

 

4. Seller’s Net Sheet

The seller’s net sheet, which the agent will give you, will show you how much money you will get from the sale of your house after paying for fees like taxes, escrow, the agent’s commission, and the outstanding mortgage.
